Area Guide – Notting Hill
Synonymous with style, food, film, fashion and of course the annual carnival, Notting Hill is world renowned as one of the most vibrant and bohemian parts of London. Hugh Grant and Julia Roberts may have brought the streets of the area to international attention but what is it really like to live here?
Notting Hill attracts a diverse range of residents – from city workers, film & TV stars, actors, fashionistas, writers, BBC employees (Broadcasting House is just down the road) to families and a huge array of different nationalities. The lifeblood and soul of the area from Portobello Road market. The cultural diversity of Notting Hill comes to the fore every August Bank Holiday when the carnival takes over the streets for 2 days. Primarily a celebration of the West Indian culture that arrived in the 1950s and 60s with the first waves of post-war settlers from the Caribbean, the carnival has become a symbol of the cultural diversity that London is famous for.
It’s this ‘flavour’ that gives Notting Hill and the W11 area its unique atmosphere – a true melting pot of people and cultures, evidenced in the eclectic variety of shops, restaurants and market stalls that residents can savour.
One major new attraction in the area is the largest shopping centre in Europe, Westfield, which opened recently in Shepherds Bush. Just a short hop from Notting Hill and easily accessed by tube, bus and car, the centre boasts over 250 shops and restaurants plus a brand new multi-screen cinema.
The area is more informal and laid-back than the neighbouring areas of Kensington and Chelsea and this is considered by many to be its one of its big appeals.
Sales Director Michael Wilson, based in our Notting Hill Office sums up the area:
“In my view Notting Hill has it all; amazing cultural diversity, wonderful markets, countless restaurants & boutiques and some of the most beautiful parks in London on the doorstep; Hyde Park, Kensington Gardens and Holland Park. Not only this but it’s just a short distance from central London and the city with great transport links for city workers.
We get to deal with a wonderful array of Victorian properties and mansion blocks. And more recently we’re seeing new developments around Bayswater and Paddington come onto the market.”
Buying a property in Notting Hill
Notting Hill boasts a diverse range of properties. At Mountgrange Heritage, we deal with anything from period flat conversions, mews houses, mansion block apartments, new apartment developments and family houses. The area we cover stretches from Kensington High Street in the south to the Westway and Paddington in the North to Shepherds Bush in the West.
The Notting Hill property market is made up predominantly of flat conversions – about three quarters – with family houses making up the rest of the housing stock. Prices have risen consistently over the last decade and properties have held their value well during the economic downturn due to demand outstripping the supply of available properties. As an example, you can pay anything from £300,000 for a one-bedroom flat up to £10 million for a house on one of the more desirable roads.
It’s hardly surprising that so many people want to buy a house or flat in Notting Hill, and no surprise that once they arrive, people tend to stay put – meaning that when quality properties come onto the market, they tend to get snapped up quickly.
