North Kensington should really be renamed North Notting Hill. It’s where the Notting Hill Carnival started and where most of the scenes in ‘the’ movie were shot. The area’s main transport hub, Ladbroke Grove Tube Station, was actually called Notting Hill from its opening in 1864 to 1880.
The days of North Kensington being considered the poor relation to Notting Hill are long since over. Instead buyers actively seek out property in North Kensington because of its generous proportions and perhaps most importantly the really fabulous sense of community that is so rare in London. The area is able to offer great places to meet such as the St Helen’s Cafe & Deli, excellent local primary schools and wonderful community parks such as the Kensington Memorial Park.
North Kensington boasts a great range of property including spacious Edwardian and Victorian family houses, conversion flats and new-build developments, many of which are located next to the Grand Union Canal.
Our North Kensington office on St Helens Gardens saw tremendous price rises in 2013 with properties often selling 5-10% above guide price, a trend we expect to continue into 2014. In terms of lettings, at the back end of last year we saw the rental market here really pick up and that seems to be continuing into 2014, with more applicants getting in touch.
There is a great variety of flats on offer and rents start from as little as £300 per week while you can pay as much as £5,000 per week for one of the large double-fronted villas off Ladbroke Grove.
Some of the most popular roads in North Kensington form part of the quiet residential area built in the 1860s and 1870s known as the St Quintin Estate: Kelfield Gardens, Wallingford Avenue, Highlever Road, Finstock Road, Balliol Road and Kingsbridge Road.
