North Kensington should really be renamed North Notting Hill! It’s where the Notting Hill Carnival started and where most of the scenes in ‘the’ movie were shot. Our office is ideally situated on the St Helen’s Gardens parade which is at the heart of the St Quintin Estate and from where we deal with property north of Ladbroke Grove tube station.

Area Guide – North Kensington

North Kensington should really be renamed North Notting Hill! It’s where the Notting Hill Carnival started and where most of the scenes in ‘the’ movie were shot. The area’s main transport hub, Ladbroke Grove Tube Station, was actually called Notting Hill from its opening in 1864 to 1880.

At its heart is Golborne Road which straddles the north end of Portobello Road and is the soul of the area with its vibrant daily street market which is open every day except Sunday. The market specialises in hot food and bric-a-brac and is heavily influenced by the Moroccan and Portugese communities. The road is sometimes called ‘Little Morocco’ and can have the feel of a souk on a hot summer day due to the number of Moroccan restaurants and shops selling Maghrebian products. Lisboa, the Portugese café and deli, is an institution whose treats should not be missed.

Many locals feel that Golborne Road is a good representation of what Portobello Road and Westbourne Grove were like before the international brands and designers appeared. It is certainly deemed to be more uber-cool these days – Stella McCartney has her new studio on the site of the old Golborne Road Free Church.

Further north up Ladbroke Grove you reach the Grand Union Canal and all the exciting new developments on the waterfront. Then to the west there is the Kensington Memorial Park and the quiet residential area now known as the St Quintin Estate which has good schools and a villagey feel making it very popular with young families.

North Kensington boasts a diversity of property. We deal with family houses, flat conversions, mews properties and apartments in new-build developments. There are some impressive new blocks that have been built in North Kensington and Kensal Rise, as well as developments along the Regents Canal.

The St Quintin Estate offers Edwardian family houses which can be acquired unmodernised for less than £2M and north of the Harrow Road in Kensal Rise a similar house can be acquired for well under £1M, whereas the double-fronted villas on streets off Ladbroke Grove such as Oxford Gardens sell for between £5-8M. Flats in the area start at prices as low as £300k.

Renting a property in North Kensington

North Kensington is popular with young professionals who enjoy hanging out around Portobello and Golborne Road in their free time. Families who can’t afford to be down in Notting Hill or Holland Park rent the houses on the St Quintin Estate as they are still in Kensington & Chelsea but they get more for their money.

There is a great variety of flats on offer and rents start at £300 per week while you can pay as much as £5k per week for one of the large double-fronted villas off Ladbroke Grove.
