Area Guide – Kensington
Modern Kensington is a sophisticated area of South-West London made up of a mix of people from city workers, diplomats, families and a large representation of European nationals – French families making up a significant part of the population.
With its proximity to central London, over 20 beautiful parks on the doorstep, amazing shopping, restaurants, up-market nightclubs and some of the country’s best museums Kensington truly has something to offer everyone. Kensington is also home to a variety of embassies and well-known educational establishments.

Buying property in Kensington
With all its fantastic amenities, proximity to central London and great array of period properties and luxury developments, it’s no wonder that properties in Kensington are some of the capital’s most sought after. In many ways, the W8 postcode deserves its reputation as an expensive area to buy property. But with many of the family houses being converted into wonderful apartments and with more new developments coming onto the market, it is possible to buy a one bedroom flat for under £350,000.
The majority of accommodation on offer in Kensington tends to be flats. However, flats in Kensington are no ordinary flats – they are spacious and stylish, bearing many similarities to the apartments found in other European cities.
Property prices in Kensington have unsurprisingly risen at a huge rate in recent history, reaching a peak in 2007 with the increase partly driven by City bonuses. Although prices were affected by the downturn, the lack of good properties on the market has meant they have stabilised and started to rise again, with quality apartments and family houses being snapped up immediately. Average prices in the area are between £800,000 and £1,000,000.

Renting a property in Kensington
Demand for quality rental properties in Kensington is extremely high, given the large international contingent in the area. Many property owners in Kensington have taken advantage of this and there is a good array of rental properties on offer.
